Development / Investment Advice

We can advise developers or investors on the building aspects of a potential property development or investment.  This is generally carried out in conjunction with a Real Estate consultant who will advise on those aspects.

We can also provide a complete investment evaluation of any project.

Due Diligence Property Assessments

We provide advice to investors or corporations intending to purchase property, as part of their due diligence process.  Typically, we would assess and report on both the condition of the property and the cost of any remedial or maintenance works which have been identified as being necessary.

We will also provide an outline of the works required to renovate an older building or to modify a building to suit a particular use, together with an estimate of the cost.

Owner's or Tenant’s Representation

We have acted with great success for prospective building owners or tenants for whom a building is being constructed, during with the tenancy negotiation and, later, during the design and construction phases.  Again, the early phases are generally carried out in conjunction with a Real Estate consultant who will advise on lease conditions and other commercial issues within his expertise.

Property Condition and Facility Manager Audits

Property owners and managers, particularly institutional investors, government and private investors, will benefit from regular audits of the condition of building assets. Condition audits are also an essential component of any due diligence conducted by potential purchasers. We provide a range of condition and compliance audits to suit these purposes.

Tax Depreciation, Lifecycle and Replacement Cost.

We can provide Tax Depreciation schedules for investment properties, acceptable to the Australian Taxation Office.

We can also provide plus life cycle and replacement cost calculations essential for investment evaluation.

End of Lease ‘make-good reports

Lease ‘make-good’ requirements commonly result in a difference of opinion as to the extent of work to be carried out or the cost to be allowed and can result in a costly and protracted legal dispute if not managed properly. 

We can assist in resolving this issue, often in concert with the legal representative, by conducting a survey of works required by the lease and, where circumstances dictate, costing those works.
